Water and Gas Lines in DFW​

Many homes in North Dallas rely on natural gas for heat, which is more affordable than electric utility rates. According to Redfin results for Frisco, in the past year 1,059 homes were sold with gas connections while 2,694 homes did not mention gas as a fuel source. 

Older homes are more likely to have gas connections for water heaters, gas stoves, fireplaces and even gas dryers. Gas lines are important to locate within the home, especially when remodeling. Most home inspectors will check if gas lines are properly capped off or connected to an appliance. A gas line plumber can help with new connections in the home and check for leaks and repairs.

Water lines refer to the underground pipes that run from the water main (at the street or curbside) to below the slab foundation and up through the home. Water lines bring potable water into the home and a water meter measures overall usage.

In the majority of DFW homes built between 1960 and 2010, the water lines under the slab and in the walls are made out of copper. The water lines that run through the yard can be made of copper or different types of plastic. Copper is a tried and true material for water lines, but it has weaknesses. Pinhole leaks and weak solder connections are common modes of failure, often caused by poor installation practices.

The plastic water lines can range from extremely sturdy and reliable to a disaster waiting to happen depending on the specific material. Modern homes are built with plastic PEX water lines. These are very reliable, but different fittings and fasteners manufactured for them have varying degrees of trustworthiness.

Pressure-Reducing Valves

Many houses in the North DFW area are built with Pressure-Reducing Valves (PRV) on the main water line. These valves protect the plumbing system in your home from the excessively high water pressure delivered by some municipalities. These valves typically only last between 8-15 years before they start to cause problems. When they do, they can cause weird issues with the water pressure and odd noises when different plumbing fixtures are turned on.

A majority of residential properties in DFW are built on a slab foundation, which can pose challenges for accessing plumbing.Pinhole leaks in the copper water lines and broken sewer piping under the slab can result in major foundation damage if not corrected quickly.

Gas lines in most houses built before the mid-2000s were made of a steel, threaded piping called black iron. In more modern homes, this material has been mostly replaced with a flexible, corrugated stainless steel tubing called CSST. Both of these materials have their strengths and weaknesses. CSST is much more prone to puncture if improperly shielded. Black iron is liable to rust away if exposed to a constant source of dampness.

Fortunately, natural gas is infused with such a strong odor that most of the time even small leaks are quickly brought to your attention. Because of its flammable and explosive nature, natural gas is rightly very intimidating.
